Vehicle Requirements: Mountain Falls Luxury Motorcoach Resort welcomes Class A (flat-front, non-truck/semi style) coaches only with a minimum length of 26 feet. No more than three (3) currently licensed vehicles may occupy a lot overnight, including the motorcoach. No overnight parking on the street is permitted.

Note: All incoming rental or guest coaches greater than 10 years old shall be inspected for suitability to occupy sites by the Resort General Manager before reservation is confirmed. Coaches deemed unsuitable for this resort or that are likely to cause damage to a site shall be denied site accommodations.

Rate Inclusions: All Guest rates include our access-controlled community, full hookups, cable TV, Wi-Fi, 2 community pools/spas, pickleball courts, golf course, clubhouse, fitness center, yoga/exercise room, meeting room, bocce ball court, trailer storage (additional fees apply), and dog park. Guests of rental residents are not permitted use of Association amenities or events at any time.

Some amenities may be weather-dependent and may not be available year-round (contact us with any questions). We are a handicap accessible resort. The clubhouse is not a staffed facility and is used for POA events; there is no restaurant on site, though there are many nearby. All sites are privately owned; rental guests may be asked to refrain from using certain site-specific amenities such as fireplaces, grills, kitchens, entertainment cabinetry, etc. Please review rental lot description on-line to determine any specific amenity exclusions for the lot you select. Ridge Sites do NOT include use of Coach Home, if present on lot.

Admittance/Parking: Guests must be escorted to their lots by a Resort representative. For safety, insurance compliance, and general convenience of our residents, we do not park Guests after-hours. Guests arriving after check-in are invited to wait in our receiving area until the office opens at 8:30am and a representative can escort you.

Lot Changes: Vacation sites are reserved but NOT GUARANTEED. The Mountain Falls Resort, including all of its common areas and independent lots, is fully owned by its Members. Each lot is individually owned and subject to sale and/or being removed from the rental pool. In the unlikely event the lot you select becomes unavailable, you will be notified as soon as possible to discuss a suitable replacement to relocate you (before or during your stay). Management reserves the right to relocate guests at its sole discretion as needed.

Office Hours:
Peak Season (May 1 – October 31) 8:30 AM to 7:00 PM
Off-Peak Season (November 1  – April 30) 8:30 AM to 5:00 PM

Please be sure to communicate with the Resort staff in advance so we can coordinate your arrival plans and details. For reservations made online after 4PM for arrival on the same day, the office may not acknowledge the reservation the same day. Please note: Audio and/or video surveillance is in use throughout the resort.

Reservation Deposit:
A deposit of 50% is required at time of booking, and the balance is due upon arrival. If booking is 30 days or less before your arrival, the entire reservation amount is due at time of booking. We encourage you to pay in full prior to your arrival using our on-line payment process to speed up your check-in process.

Cancellation Policy:
No one ever wants to cancel or postpone their Mountain Falls vacation. But life can bring surprises that might require a change of plans. When this happens, we do our best to accommodate you with a cancellation policy that’s fair and reasonable, though hopefully never needed. Please let us know as soon as possible if you need to cancel your reservation.

1. If a reservation is canceled at least 31 days prior to your scheduled arrival, the initial 50% deposit will be refunded, or total refund if payment was made in full.

2. A cancellation notification of less than 30 days will result in a forfeit of your 50% deposit.

3. A cancellation which occurs within 10 days of your arrival will result in a forfeit of your total rental fee.

4. No refunds are given for early departure.

Trailer Parking: No trailers/dollies of any type may be kept on your rental site. When you arrive at the Resort you will be instructed to drop your trailer in the designated trailer staging area located at the Clubhouse Parking Lot. Contact the office for exact prices (2023 pricing: $20/night, plus $40 in/out fee.) You will be provided a tag at check in. We request that you provide the office with 48-hours’ notice (or upon check in for shorter stays) to schedule delivery of your trailer to the staging area for hook up to your coach. Weekend departures will be staged Friday afternoon.

Pool/Common Area Etiquette. Pool area, and clubhouse table and chairs are to be left always in those areas. Pool furniture may not be borrowed or removed at any time for any reason by any resident. Proper attire is required in all common areas. Wet bathing suits, uncovered torsos, and bare feet are prohibited from the clubhouse and office, except in the bathrooms accessed from the pool area. Footwear, swimsuit cover-ups, and shirts for men must be worn at all times anywhere in clubhouse and office. No glass containers or bottles are permitted in the pool area.

Quiet Hours are from 10 p.m. to 8 a.m. Neighboring Lots are not to hear audible activity during these quiet hours, unless from a public POA event.

Guest Pets: All pets must be registered, and proof of current pet vaccination records may be required. You are allowed a maximum of two well-behaved and quiet pets per lot. Please note, other than certified service animals, pets are not allowed in the clubhouse or pool areas. Pets must be kept on a leash at all times except in the dog park. Pet owners are responsible for promptly picking up after their pets. Pets must never be left unattended. No pets are allowed in clubhouse, pools, and surrounding area, or pickleball court area at any time. If any pet becomes a disturbance to other residents or guests by barking or otherwise or displays a violent temperament, the pet owner must rectify the behavior. If the problem isn’t solved promptly, the pet will be required to be removed from the resort property.

Child Supervision: All children 12 and under must be accompanied by an adult in all common areas at all times. Children must be “potty trained” or wearing swimmer pull ups in order to enter the pool. Absolutely no diapers are allowed in any pool.

Golf Carts: Golf carts are available to rent on a first-come, first-serve basis. Please contact the Resort staff for assistance to secure one for your stay. A current driver’s license must be held to rent or utilize a golf cart and a licensed driver must be present in the front seat at all times of operation. Golf carts must obey all posted traffic signs and rules.

Firearms. Discharge of guns, rifles, air pistols, fire lanterns and fireworks are prohibited at Mountain Falls Luxury Motorcoach Resort. No firearms are permitted in the clubhouse, office, pickleball courts or pool areas.

Driving Conditions: Please note that Mountain Falls Luxury Motorcoach Resort is located in the Blue Ridge Mountains. While fully DOT compliant, the roads leading to the resort may be narrower, contain more curves, and fewer streetlights than you are accustomed to. The weather patterns in the mountains can vary, often producing fog and rain. The recent road improvements to Highway 64 leading to our resort from the East has greatly improved access to the resort and is the preferred route. Our owners and guests who have enjoyed the resort for years know the secret is to keep it slow and steady on the short section of the two-lane Highway leading up to the resort. Even If you are not accustomed to the driving in the mountains, it will be well worth your while once you arrive! We look forward to welcoming you!
